Building services engineers · Meopham, Kent

The systems inside a building are the ones that go wrong.

We assess, diagnose and report on heating, ventilation, hot water and electrical installations — for homeowners, landlords, installers and architects across Kent and the South East.

What we do

Four kinds of client, four kinds of problem

We're a small practice, so we've kept the offer deliberately narrow — the work we do properly rather than the work we could plausibly claim.

Homeowners & buyers

Know what you're buying, or selling

  • Pre-purchase and pre-sale M&E condition reports
  • Heating system condition, efficiency and remaining life
  • Heat pump feasibility and realistic conversion costs
  • Damp, mould and ventilation diagnosis
  • Running cost analysis and where the money goes

Architects & developers

A second read on someone else's package

  • Independent review of a consultant's MEP proposals
  • Comment on buildability, access and maintainability
  • Sanity-check of contractor design portion submissions
  • Plain-English summary of what a package commits you to
  • Written comment you can put in front of your client

Heat pump installers

An independent voice your customer will believe

  • Condition survey of the existing system before you quote
  • Assessment of pipework, emitters and cylinder provision
  • Ventilation and damp check on the same visit
  • An impartial report the homeowner can weigh your quote against
  • Turnaround that fits your programme, not ours

Landlords & managing agents

Get ahead of the compliance clock

  • Ventilation assessment and damp root-cause diagnosis
  • M&E condition surveys across a portfolio
  • Plant replacement strategy and capital forecasting
  • Advice on what needs certifying, and by whom
  • Decarbonisation planning ahead of 2027

Why it matters

We don't sell, supply or install equipment. There is no version of our advice that ends in us quoting for the work.

That sounds like a small thing. It isn't. Send a homeowner to a heating firm and the answer arrives shaped like a quote for a new boiler. Ask an engineer with nothing to sell, and you get an assessment — what condition it's in, how long it has left, and what it will actually cost to put right.

Free, ten minutes, no obligation

How are the systems in your home doing?

Answer some plain-English questions about your heating, hot water, ventilation and electrics, add a few photos, and get an honest steer on what's worth attention — before a buyer's surveyor finds it for you.

It's a self-assessment, not an inspection or a safety check. If you can smell gas, call the National Gas Emergency Service on 0800 111 999 straight away.

How we work

Straight answers, and the limits stated plainly

You get the engineer

There's no delivery pyramid here. The person who visits your property is the engineer who writes the report and picks up the phone afterwards.

Advisory, and clear about it

We assess, inspect and report — we don’t design installations, sell equipment or certify work. Gas work requires a Gas Safe registered engineer and electrical testing requires a registered electrician; where something needs certifying, we say so and tell you who should do it.

Costs, not just findings

A report that tells you something is worn out without telling you what it costs to fix isn't much use. Ours carries indicative figures so you can decide what to do and when.

We say when it's nothing

Plenty of what we look at is fine. We'd rather tell you that than manufacture a problem — it's how you end up recommending us to someone else.

What our reports are not. An advisory engineering assessment is not a Gas Safety Record, not an Electrical Installation Condition Report, and not an RICS home survey. Those are separate products from separately registered professionals, and we'll point you to the right one when you need it.

About

Two engineers, based in Meopham

W&J Consultants is a two-person practice of building services engineers, working across residential and small commercial projects.

We keep the practice deliberately small so the engineer who visits your property is the one who writes the report and answers the phone afterwards. No account managers, no handovers.

We work across Kent and the South East, and most of what we do sits within an hour of Meopham — Gravesend, Dartford, the Medway towns, Sevenoaks, Maidstone and the villages between.
